Closing Process Overview

  • Initial order is placed with our office; lender is notified that we will be handling the title work and closing the transaction
  • We request a copy of the purchase agreement signed by seller and buyer
  • We initiate a Title Search to examine public records and court decisions of current facts regarding ownership of the real estate property
  • FirstMerit representatives underwrite completed title searches for any title problems such as liens, unpaid taxes, judgments and unsatisfied mortgages and issue title commitment
  • When required, a mortgage location survey is obtained
  • FirstMerit representative will obtain the following items in connection with your closing:  payoffs, property inspections, escrow instructions, deed and homeowners insurance.
  • Buyers and sellers are contacted to schedule a closing.
  • FirstMerit representatives prepare the necessary documents, including HUD Settlement Statement, lender documents and other miscellaneous documentation as required for your transaction
  • An escrow closer performs the real estate closing with the buyer and seller where all documentation is signed and acknowledged
  • Documents are presented to the county for recording
  • Funds are disbursed
  • Final title policies along with original recorded documents are distributed 45 – 60 days after closing
